Use these tools when preparing technical reports and compliance documentation. Many of these are validation requirements — submit without them and your application will be returned. Use the Validation Pre-Flight tool to check which ones you actually need.

Energy Statement

Energy hierarchy assessment (Be Lean/Clean/Green/Seen) — Part L 2021 compliance, CO₂ reduction calculations, EPC estimates, and renewable energy sizing.

When to use: Required for major applications in most authorities. Also needed where local plan policies set carbon reduction targets beyond Building Regulations.

Sustainability

NPPF/BREEAM-aligned sustainability scoring — energy, water, materials, ecology, transport, and climate resilience across six categories.

When to use: Use when your LPA requires a Sustainability Statement or BREEAM assessment. Also useful for demonstrating sustainability credentials in your planning statement.

Drainage Strategy

Surface water drainage strategy — SuDS hierarchy compliance, greenfield discharge rate targeting, attenuation volume calculation, and CIRIA C753 methodology.

When to use: Required for most developments that increase impermeable area. LLFA consultation is mandatory for major applications. SuDS are expected unless demonstrated impractical.

Fire Safety

Building Safety Act 2022 Gateway One screening — relevant building assessment, single staircase rules, cladding risk, sprinkler requirements, and HSE consultation triggers.

When to use: Required for residential buildings 18m+ (7+ storeys). Gateway One is a planning-stage requirement — you cannot submit without the fire statement.

Water Efficiency

Part G Building Regulations water efficiency — fittings specification, litres per person per day calculation, Optional Requirement (110 l/p/d), and BREEAM water credits.

When to use: Use when your LPA has adopted the Optional Requirement for water efficiency (110 l/p/d instead of 125 l/p/d). Check your local plan.

Waste Management

Site Waste Management Plan builder — waste volume estimation, recycling targets, carrier requirements, demolition waste protocols, and SWMP compliance.

When to use: Use for developments involving demolition or significant construction waste. Some LPAs require a SWMP as a validation requirement.

Overheating

Part O overheating compliance — CIBSE TM52/TM59 methodology, solar gain analysis, ventilation strategy, shading requirements, and dynamic thermal modelling triggers.

When to use: Required for all new residential buildings since June 2022. Part O sets maximum internal temperatures and requires specific design responses.
