When to use: Use when your LPA requires a Sustainability Statement or BREEAM assessment. Also useful for demonstrating sustainability credentials in your planning statement.

Surface water drainage strategy — SuDS hierarchy compliance, greenfield discharge rate targeting, attenuation volume calculation, and CIRIA C753 methodology.

When to use: Required for most developments that increase impermeable area. LLFA consultation is mandatory for major applications. SuDS are expected unless demonstrated impractical.

Building Safety Act 2022 Gateway One screening — relevant building assessment, single staircase rules, cladding risk, sprinkler requirements, and HSE consultation triggers.

When to use: Required for residential buildings 18m+ (7+ storeys). Gateway One is a planning-stage requirement — you cannot submit without the fire statement.

Part G Building Regulations water efficiency — fittings specification, litres per person per day calculation, Optional Requirement (110 l/p/d), and BREEAM water credits.
