Example scenario The Neighbourhood Plan includes a small town, with some of the area lying within flood zone 3 and a waterbody running through the area, which has been identified in the River Basin Management Plan, as confirmed by the Local Planning Authority. The development plan includes an existing conservation area but it is not clear yet whether there will be any impact, although the Neighbourhood Planning Group wish to protect and enhance this area. The area includes one small pond Site of Special Scientif ic Interest but there are no other designated nature conservation sites. There is good agricultural land within part of the area proposed for small scale development as outlined in the Local Plan. Advice on biodiversity net gain is also being sought.
